Do I need good credit to start?
No — that is the point. Investor Prep includes three-bureau credit tracking and the roadmap to get financing-ready, so you build the foundation before you finance anything.
Does White Glove REI hold my rent or my tenants' deposits?
No. Rent and deposits are paid straight into your own Stripe account — White Glove REI takes nothing from them and is not a party to your tenancy. The platform records what was collected, chases what is late and keeps the paperwork; the money and the agreement are yours.
Can I upgrade later?
Yes. When you are ready to analyze and acquire, move up to DIY Investor — that is where the Deal Analyzer, project pipeline, and AI REI Guide turn on. Upgrades are prorated immediately.
Is this just videos?

- Refinance — Model your cash-out at up to an 80% LTV cap and see how much of your capital comes back to fund the next acquisition. Same dollars, next property — that is the multiplier.
- Accelerate — Point your rental cash flow at your debts using the payoff optimizer in your Legacy Plan. Debts clear sooner, more of the rent stays income, and equity compounds underneath the whole thing.
The Mortgage Multiplier tool is on every plan. It runs the cycle forward on the figures you enter — your cash, your target property, your rate, your timeline — and shows when the first purchase is affordable, how much capital comes back at each exit, and how the schedule changes when you point rental cash flow at your debts. Growth assumptions start at zero, so nothing moves unless you tell it to.

Portfolio tracking that stays current
Every property in one register. Equity, LTV, DSCR, cap rate, monthly cash flow, available equity at your refinance cap, and return on investment recalculate as you update loan, rent, and expense figures — so your portfolio position is a number you can read, not a quarterly rebuild. Projects move into your portfolio automatically when they reach Rent, Refinance, or Management — you'll never enter a property twice.
Know your number before you offer
Set your own max-offer rule — 60%, 65%, 70% of ARV, whatever your lender and your market support. Every deal you analyze gets measured against it the same way, so you find out you're above your own ceiling before you make the offer, not after. Purchase, rehab, closing and holding costs all count toward it, loan amounts back-solve from ARV, and refinance cash-out and sell-or-rent run side by side.
Comparable analysis you can defend
A Form 1004-style adjustment grid adjusts each comparable toward your subject line by line, then weights the result by similarity instead of averaging price per square foot. Address lookup fills the physical facts; stale sales are excluded with the reason shown. A blank line is skipped, not scored as a match. Enter 0 when you know the answer is none — that's real data and it does adjust.
Rent, repairs and tenants beside the property
Add a tenancy to any property and the rent ledger keeps itself: what was due, what arrived, and which month it settled — so rent paid late lands in the month it was for instead of distorting two. Invoice rent by bank transfer or card straight into your own Stripe account, log repairs against the property with their costs, and give each tenant a sign-in showing what they owe and nothing else about your portfolio. What you collect flows into your Legacy Plan as passive income on its own.
