White Glove REI™ is a software-as-a-service company. We develop and publish a standardized online cloud platform for real estate portfolio tracking and operational management, and we provide administrative management consulting, platform setup support, and workflow optimization guidance to help investors run their business operations.

Built by someone who has been on both sides of the closing table

Tashawna Chisholm has spent twelve years in the mortgage industry — as a processor, a loan officer, a licensed broker and a branch manager. She started out as a financial manager, helping veterans restructure their debt and build retirement by leveraging real estate.

She has worked nearly every side of this business — the customer's side, the lending side, and the owner's side. She knows what an underwriter is actually looking for, what a rehab overrun does to a refinance timeline, and what it feels like to be the investor waiting on somebody else's number.

White Glove REI is the system she needed and could not buy. So it got built the way an operator would build it: the math done consistently, the deals private to the people you invite, and nobody skimming a percentage off the top for the privilege.

Built with the investor in mind and family in heart

White Glove REI launched in mid-2026 because, as a parent and investor, Tashawna's main goal was to create a place where she and her clients could see a full financial picture. While building an empire leveraged by real estate, the ultimate goal was always to be debt-free and live the dream life without financial pressure.

This platform allows the investor and head of household, with their partner, to manage and grow their real estate portfolio while keeping a handle on their own personal finances.

Tashawna's mission is to continue bringing innovative ideas and practical tools in one place so investors from no real estate knowledge to those acquiring and managing multiple properties can reach their financial goals.

This is the platform, you create the roadmap

Every screen below is the software your membership signs into on day one. Figures shown are sample data.

Your whole position, on one screen

Every property in one register. Equity, LTV, DSCR, cap rate, monthly cash flow and available equity at your refinance cap recalculate as you update loan, rent and expense figures. Your portfolio position is a number you can read, not a quarterly rebuild.

Sample data shown.

Know your ceiling before you make the offer

The Deal Analyzer models purchase, rehab, closing and holding costs against your own max-offer rule — 60% of ARV as standard, or whatever your market supports — back-solves the loan amount from ARV, and runs refinance cash-out against sell-or-rent side by side. You walk into the negotiation with your number already set.

Sample data shown.

A comp you can actually defend

A Form 1004-style adjustment grid moves each comparable toward your subject line by line, then weights the result by similarity instead of averaging price per square foot. Address lookup fills the physical facts. Stale sales are excluded, with the reason shown.

Sample data shown.

Renovations that don't live in a text thread

An eleven-stage pipeline from sourcing to sold. Line-item rehab budgets that total live, photo documentation on every project, and automatic promotion into your portfolio once a property reaches Rent, Refinance or Management.

Sample data shown.

What your investors see — and only your investors

Publish a deal and invite the investors you refer. Each one gets a live, read-only view of the pipeline, line-item budget, photos, documents and notes. That deal is visible only to the people you invite: not public, not listed platform-wide, not visible to other members.

Sample data shown.

Your whole financial picture, not just the properties

The Legacy Plan holds it all in one place — your property equity, your other assets, your debts, your income and expenses, and the passive income your rentals actually bring in. It sets the number your life costs, shows how close you are, and shows what closes the gap. Because the goal was never more doors. It was the freedom they buy.

Sample data shown.

A faster path to debt-free, built on your own numbers

The Mortgage Multiplier™ models a four-phase framework for accelerating your acquisitions and paying your debts off sooner — so more of your rental income stays yours and the day you no longer need a paycheck arrives earlier. Every figure traces to the numbers you enter, and growth assumptions start at zero. It is a calculation tool, not investment, tax, or legal advice.

Sample data shown.

The platform models these figures from the numbers you enter. It is a calculation tool — not investment, tax, or legal advice. Results depend entirely on your own deals and decisions.

On every plan

Portfolio tracking that stays current
Every property in one register. Equity, LTV, DSCR, cap rate, monthly cash flow, available equity at your refinance cap, and return on investment recalculate as you update loan, rent, and expense figures — so your portfolio position is a number you can read, not a quarterly rebuild. Projects move into your portfolio automatically when they reach Rent, Refinance, or Management — you'll never enter a property twice.

Know your number before you offer
Set your own max-offer rule — 60%, 65%, 70% of ARV, whatever your lender and your market support. Every deal you analyze gets measured against it the same way, so you find out you're above your own ceiling before you make the offer, not after. Purchase, rehab, closing and holding costs all count toward it, loan amounts back-solve from ARV, and refinance cash-out and sell-or-rent run side by side.

Comparable analysis you can defend
A Form 1004-style adjustment grid adjusts each comparable toward your subject line by line, then weights the result by similarity instead of averaging price per square foot. Address lookup fills the physical facts; stale sales are excluded with the reason shown. A blank line is skipped, not scored as a match. Enter 0 when you know the answer is none — that's real data and it does adjust.

Rent, repairs and tenants beside the property
Add a tenancy to any property and the rent ledger keeps itself: what was due, what arrived, and which month it settled — so rent paid late lands in the month it was for instead of distorting two. Invoice rent by bank transfer or card straight into your own Stripe account, log repairs against the property with their costs, and give each tenant a sign-in showing what they owe and nothing else about your portfolio. What you collect flows into your Legacy Plan as passive income on its own.

Projects and renovations under control
An eleven-stage pipeline from sourcing to sold, line-item rehab budgets that total live, and photo documentation on every project. Nothing lives in a text thread.

Bring your own investors alongside you
Publish a deal and invite the investors you refer. Each one gets a live, read-only view of the pipeline, line-item budget, photos, documents, and notes — and that deal is visible only to the people you invite. No public listing, no shared inbox.

Run your fund offerings end to end
Build the offering and its four-tier waterfall, attach your own disclosure and eligibility questions, review and approve commitments, record document opens, track performance, and collect the capital you raise through your own connected account at a 0% platform fee.

An AI Guide grounded in your workspace
Ask deal, financing, and strategy questions and get answers built on the knowledge base your workspace maintains — not a generic chatbot. Available the moment a question comes up, with your conversation history kept.

Your books, against the property that earned it
Income, expenses and the receipts that prove them, filed against the property that generated them — with three statements over any period, for one property or the whole portfolio, exported to CSV or Excel. Rent already collected and repairs already paid are read straight from your tenancies and your repair log, so the books are not a second place to type them. Your books stay in the same system as your portfolio instead of a separate accounting subscription.

Hold in an entity
Assign any property to an LLC, a trust, or your own name, and see your position by entity as well as in total.

Bring your spreadsheet with you
Import your existing property spreadsheet instead of retyping it. Starting over is the reason most investors never switch systems — so you don't have to.

Analyze it, then publish it — same screen
Run a deal in the Analyzer and publish it straight to your own investor group or as a fund offering. No re-entering it somewhere else. Nobody sees it until you add them.

Model the downside, not just the upside
Run the same plan again with rent lower, values lower, expenses higher, and the exit taking longer. Growth assumptions start at zero — a caution supplied by us would be an opinion about the market.

Tenants report problems, you don't chase them
Your tenant signs in and submits a maintenance request with photos. It lands in your queue against the right property, and the cost of fixing it lands there too — so what the property earned and what it cost you are in the same place.

Advertise and source property
Browse investor-focused listings and advertise your own — your first 3 listings are free on DIY Investor and up, then $19/mo for up to 10 or $49/mo for unlimited. Buyer and seller messaging is masked by default, so real contact details stay private until you decide to share them.

Setup support and workflow guidance
Administrative management consulting, platform setup support, and workflow optimization guidance, so the software is configured around how your business actually runs — not the other way around.

Who it is built for

Independent investors — DIY Investor
You run your own portfolio and want analysis, tracking, comps, project management, and the tenants who pay for it all in one system instead of six spreadsheets and a full inbox.

Investors working with private investors — Portfolio Partner
You bring private investors alongside your deals and need a professional place to publish them, control exactly who can see what, and keep everyone current without a group text.

Fund managers — Capital Partner
You run your own fund offerings — and often individual deals alongside them — and need the operational back office for both: waterfalls, documents, commitments, eligibility, reporting, and capital collection.

The Mortgage Multiplier™ Method

Built with the investor in mind. The Mortgage Multiplier™ Method is the four-phase framework the platform models for you — it shows you how to accelerate your acquisition process and pay off your debts sooner, so you can reap all of your rental income and retire sooner.

  1. Acquire — Test every property against your own max-offer rule before you sign — 60% of ARV as standard, or whatever percentage your market supports — with purchase, rehab, closing, and holding costs all measured against it, so your equity is protected at the offer, not discovered at the closing table.
  2. Renovate / Build — Track forced appreciation line by line. Budgets total live as the work progresses, the eleven-stage pipeline shows exactly where the property is, and photos document every phase.
  3. Refinance — Model your cash-out at up to an 80% LTV cap and see how much of your capital comes back to fund the next acquisition. Same dollars, next property — that is the multiplier.
  4. Accelerate — Point your rental cash flow at your debts using the payoff optimizer in your Legacy Plan. Debts clear sooner, more of the rent stays income, and equity compounds underneath the whole thing.

The Mortgage Multiplier tool is on every plan. It runs the cycle forward on the figures you enter — your cash, your target property, your rate, your timeline — and shows when the first purchase is affordable, how much capital comes back at each exit, and how the schedule changes when you point rental cash flow at your debts. Growth assumptions start at zero, so nothing moves unless you tell it to.

How it works

  1. Set up your workspace — Work through the Investor Roadmap so the platform is configured around your situation from day one.
  2. Map your finances — Build your Legacy Plan — income, assets, passive income, and debts — and run the payoff optimizer against it.
  3. Get financing-ready — Track all three bureaus monthly on a progress chart and work the plan until your credit supports the deal you want.

Questions about Investor Prep

Do I need good credit to start?
No — that is the point. Investor Prep includes three-bureau credit tracking and the roadmap to get financing-ready, so you build the foundation before you finance anything.

Does White Glove REI hold my rent or my tenants' deposits?
No. Rent and deposits are paid straight into your own Stripe account — White Glove REI takes nothing from them and is not a party to your tenancy. The platform records what was collected, chases what is late and keeps the paperwork; the money and the agreement are yours.

Can I upgrade later?
Yes. When you are ready to analyze and acquire, move up to DIY Investor — that is where the Deal Analyzer, project pipeline, and AI REI Guide turn on. Upgrades are prorated immediately.

Is this just videos?
No. You get working tools — the Legacy Plan tracker with a payoff optimizer, three-bureau credit tracking, the My Portfolio tracker, and the resource vault — plus setup support to get them configured for your situation.

DIY Investor — $1,490/year or $149/month

For the independent investor

You run your own deals. DIY Investor gives you the analyzer, the comparable-adjustment grid, the renovation pipeline, and the portfolio register that keep your numbers straight from first offer through refinance — then the tenancies, rent ledger and repair history that keep them straight for as long as you hold it.

  2. Operate the project — Track the acquisition in My Projects, move it through the eleven-stage pipeline, and keep the rehab budget accurate line by line.
  3. Watch the portfolio compound — Properties promote into My Portfolio automatically at rent or refinance, where equity, DSCR, cap rate, and ROI stay current.

Annual or monthly?
Both. Annual is the best price at $1,490/yr, or start monthly at $149/mo and switch at any renewal.

What do the consulting sessions cover?
Administrative and operational guidance — platform setup, workflow optimization, and how to structure your process. Paid 1:1 sessions are $299 each, up to two a month, on any tier. Portfolio and Capital Partners also get two written consults a month answered within three business days, one live session a quarter, and every tier is welcome at the monthly group session. None of it is investment, legal, or tax advice.

Can I move up later?
Yes. Portfolio Partner adds publishing deals to investors you refer; Capital Partner adds fund-offering management. Upgrades are prorated immediately; downgrades start at your next billing date.

Portfolio Partner — $3,990/year or $399/month

For investors working with private investors

Bring private investors into the deals you run.

Run your acquisitions as a business and bring private investors alongside you. Publish a deal, invite the investors you refer, and give them a live read-only view of the pipeline, budget, photos, and documents.

You are the operator. Publish your deals into a shared workspace, invite the investors you refer, and control exactly who sees what — with the pipeline, line-item budget, photos, documents, and a two-way notes thread updating live for everyone you invited.

What Portfolio Partner includes

Who it is for

Who it is not for

Not included

How it works

  1. Publish your deal — Create the deal in your workspace — address, market, strategy, numbers, budget, documents — and set the pipeline stage it is actually in.
  2. Invite your investors — Add the investors you refer by name and email. Each deal is visible only to the people you invite; no one else on the platform can see it.
  3. Keep everyone current — Move the stage, update the budget, post photos, and answer in the notes thread. Your investors see it live and read-only — no status calls required.

Questions about Portfolio Partner

Who can see my deals?
Only the investors you refer or explicitly add. Deals are not public, are not listed platform-wide, and are not visible to other members.

Does White Glove REI find or buy property for me?
No. White Glove REI is a software company — it publishes the platform and provides setup support, administrative management consulting, and workflow optimization guidance. It is not a real estate brokerage and does not provide investment advice. You source, negotiate, and own your deals.

Annual or monthly?
Both — $3,990/yr or $399/mo. Annual is the discounted path.

What do my investors actually see?
A live, read-only view of the deal you published: the pipeline stage, the line-item budget as it totals, uploaded photos, downloadable documents, and a two-way notes thread with you.

Capital Partner — $15,000/year or $1,500/month

For fund managers

Manage your own real estate fund offerings on the platform.

The operational back office for a fund manager: build the offering, manage commitments and documents, track performance, and collect the capital you raise with a 0% platform fee.

Everything Portfolio Partner does — publishing individual deals to the investors you refer — plus your own pooled fund offerings. Build the offering and its waterfall, publish it privately to the investors you invite, review commitments, keep documents and disclosures in one vault, and report on performance, with the capital you raise settling into your own connected account at a 0% platform fee.

What Capital Partner includes

Who it is for

Who it is not for

How it works

  1. Build the offering — Set your target raise, minimum, four-tier waterfall, terms, securities disclosure, and eligibility questions — all authored by you, for your offering.
  2. Invite and review — Publish privately to the investors you invite. Commitments arrive for your review, and you approve each one before payment processes.
  3. Report and collect — Track the raise and performance, keep documents in the vault with opens recorded, and collect what you raise through your own connected account at a 0% platform fee.

Questions about Capital Partner

How do I collect the capital I raise?
Your investors commit and fund through the platform and the capital routes to your own connected Stripe account. White Glove REI charges a 0% platform fee on your raise; standard payment-processing fees still apply.

Is my offering public?
No. Your offering is private and invite-only — unindexed and not publicly searchable. It is visible only to the investors you invite.

Whose disclosures and eligibility rules apply?
Yours. You author the securities disclosure and the eligibility or accreditation questions on each offering, and you set any investor cap. The platform provides configurable tooling — it does not supply securities language or determine your exemption.

Does White Glove REI find investors for me?
No — you bring your own network. The platform gives you the private tooling to build, manage, and report on the offering; the investor relationships are yours.

The two operator lanes

Two ways to work with other people's capital. Portfolio Partner is for bringing private investors into the individual deals you run: you publish the deal, you invite the investors you refer, and only they can see it. Capital Partner does all of that and adds pooled fund offerings — your waterfall, your disclosures, your document vault, and the capital you raise settling into your own account at a 0% platform fee. Pick Portfolio Partner if you raise deal by deal, and Capital Partner if you also run a fund.

White Glove REI Ltd. is a software company. We do not provide real estate brokerage or financial investment advisory services, and we are not a party to any transaction our members conduct. Members operate their own businesses, deals, and offerings under their own names and terms.

Fund offerings hosted on the platform are created, offered, and managed solely by the member operating them, under that offering's own terms, disclosures, and eligibility requirements.
