What do the consulting sessions cover?
Administrative and operational guidance — platform setup, workflow optimization, and how to structure your process. Paid 1:1 sessions are $299 each, up to two a month, on any tier. Portfolio and Capital Partners also get two written consults a month answered within three business days, one live session a quarter, and every tier is welcome at the monthly group session. None of it is investment, legal, or tax advice.
Can I move up later?
Yes. Portfolio Partner adds publishing deals to investors you refer; Capital Partner adds fund-offering management. Upgrades are prorated immediately; downgrades start at your next billing date.

Portfolio tracking that stays current
Every property in one register. Equity, LTV, DSCR, cap rate, monthly cash flow, available equity at your refinance cap, and return on investment recalculate as you update loan, rent, and expense figures — so your portfolio position is a number you can read, not a quarterly rebuild. Projects move into your portfolio automatically when they reach Rent, Refinance, or Management — you'll never enter a property twice.
Know your number before you offer
Set your own max-offer rule — 60%, 65%, 70% of ARV, whatever your lender and your market support. Every deal you analyze gets measured against it the same way, so you find out you're above your own ceiling before you make the offer, not after. Purchase, rehab, closing and holding costs all count toward it, loan amounts back-solve from ARV, and refinance cash-out and sell-or-rent run side by side.
Comparable analysis you can defend
A Form 1004-style adjustment grid adjusts each comparable toward your subject line by line, then weights the result by similarity instead of averaging price per square foot. Address lookup fills the physical facts; stale sales are excluded with the reason shown. A blank line is skipped, not scored as a match. Enter 0 when you know the answer is none — that's real data and it does adjust.
Rent, repairs and tenants beside the property
Add a tenancy to any property and the rent ledger keeps itself: what was due, what arrived, and which month it settled — so rent paid late lands in the month it was for instead of distorting two. Invoice rent by bank transfer or card straight into your own Stripe account, log repairs against the property with their costs, and give each tenant a sign-in showing what they owe and nothing else about your portfolio. What you collect flows into your Legacy Plan as passive income on its own.
